4 Home Remodel Projects That Add Value

There are many ways that people like to “improve” their homes but many of them can actually decrease the value rather than increase it.  For example, you know that sweet pool that your neighbor has in his back yard in Iowa? Chances are that pool is only good for a couple months out of the year, takes up a lot of space, and is very expensive to maintain.

Below I have 4 home remodeling ideas that can make you not only enjoy your home more but also increase the value of it.

4. Deck Addition:  According to Remodeling Magazine’s “Remodeling Cost vs. Value Report for 2007,” more than 85 percent of your wooden deck’s cost can be recouped if you sell your home. (tlc.howstuffworks.com) Not only can the cost of a deck be remade by selling your home, its becoming more and more attractive, durable, and inexpensive to do. For example, check this out to learn about a recycled composite decking solution that looks like wood but is more durable all around and last much longer. They also have a very cool and innovative design to make a deck project do-it-yourself!

3. Basement Remodel:  If you have a basement that is finished then maybe consider remodeling it to include a bathroom.  Already have a bathroom? Take out as many hallways as possible to keep it bright and open as basements already feel dark just by the nature of them.  If you do not have a finished basement then consider one. An extra recreation room, bar room, media room, man cave, bedroom, bathroom, and all of the above can add a significant amount to a home.  Why? Because who doesn’t love the feel of watching a movie in a basement with a cold drink and the bathroom not too far away!?

2. Bathroom Remodel:  For over a year I lived in an apartment that had carpeted bathrooms.  Yes you read that right, the floors were carpeted.  You can just imagine the amazing smells that came from it after having soaked up a  plethora of water from various sources that are usually located in a bathroom.  After many complaints to the landlord they put down a tile floor, re-tiled the tub, and put in a new vanity top.  This was all pretty amazing until they told me it added enough value to the apartment to increase my rent $90 a month.  As a broke college student I should have just dealt with the smell and shut my big mouth.

1. Kitchen Remodel:  Oh yes the infamous kitchen remodel.  Have you ever noticed that nearly every holiday in this great country has something to do with food? Christmas, Thanksgiving, Easter, 4th of July, birthday parties, I could go on all day but all of these have something in common – food.  Also, during these parties traffic will naturally gravitate to the Kitchen. This is not just from the amazing aroma’s but also because the kitchen is known as the Heart of the Home.  Kitchens can often give you 100% return on your investment by installing up-to-date appliances, granite and marble countertops with plenty of space, as well as spacious cabinets.

Have some input on your next or previous experience with one of these ideas?
